Prior to visiting you in person we will perform a comprehensive market assessment to determine the value of your home. We evaluate market comparables from recent sales in your neighborhood with data obtained from the “North Texas Real Estate Information System” typically referred to as the “MLS”. Our market analysis is much more comprehensive than usually conducted by a real estate agent and is more closely compared to a home appraisal.

If feasible we will visit your home to assess the condition and repairs that will be needed following your move out. We will review the market analysis that was performed on your house and provide you a cash offer that is supported by objective market sales data.

All parties sign the official purchase contract. No real estate agents are needed, saving you thousands of dollars. We can even negotiate the option for you to continue to stay in your home for an extended period of time following sale.

Lighthouse will take all normal actions required from the seller in order to purchase the home, allowing you to focus on your next steps towards a better life.

We execute formal closing with you at a title company to finalize the purchase of the home.
